New 5-Star, 139 Room Hotel for Casco Viejo

Hotels By Mónica Palm for La Prensa - A group of investors has been working to advance a project to build a new five-star, 139 room hotel on the site of the former Club Union in Casco Viejo, even though Panama's Attorney General issued an opinion more than a year ago saying the lands should revert to the nation because they are located on a beach. The land in question measures 5,512 square meters, and the group plans to build two buildings for a total constructed area of 15,848 square meters in five levels (including a basement and an attic), with a front that will rise a total of 80 meters. The hotel, which has not yet been named, will cost approximately $30 million dollars to build and supposedly it will be finished by the end of 2009. The land was the property of the Decameron Group, who also wanted to build a hotel on the site, but sold it in 2006 to Properties of the Bahia S.A. and American Paul Stallings who paid $7.5 million dollars. The company recently presented their environmental impact study to the ANAM for evaluation.

Editor's Comment: And all that is old is new again. Good. I'm glad to hear this project is going forward. There are areas on both sides of this property where people can walk and enjoy the view looking back toward the rest of Panama City. A new five-star 139 room hotel will go a long way to continue to breathe life into Casco Viejo. Panama City, rich in history, deserves to have a distinct and wonderfully done colonial anchor. Hopefully the architects who design the hotel will work (hard) to make the new structure blend seamlessly into the neighborhood and background.

Gobierno no actúa, nuevo hotel avanza

El año pasado, el procurador Ceville emplazó al MEF a recuperar las tierras del antiguo Club Unión.

En la vieja edificación, un grupo pretende invertir 30 millones de dólares en un proyecto turístico.

Un grupo inversionista adelanta un proyecto para construir un hotel cinco estrellas de 139 habitaciones en los terrenos de la ex sede del Club Unión, en el Casco Viejo, pese a que el Procurador de la Administración opinó, hace casi un año, que esas tierras deben revertir a la Nación, por ser área de playa.

En ese terreno, de 5 mil 512 metros cuadrados, se levantarán dos edificios que, en total, suman un área de construcción de 15 mil 848 metros cuadrados, repartidos en cinco niveles (incluyendo un sótano) y un ático, con un frente sobre la bahía de 80 metros.

En el hotel, que aún no tiene nombre, se invertirán $30 millones y supuestamente debe estar listo a finales de 2009. El terreno, antes propiedad del Grupo Decameron (que también quiso desarrollar allí un hotel), fue vendido en 2006 a Propiedades de la Bahía, S.A., del estadounidense Paul Stallings, que pagó $7.5 millones.

La empresa recién presentó el estudio de impacto ambiental ante la Autoridad Nacional del Ambiente.

O.K., I'll bite. 80 meters high, that's like 250 feet and at 10 feet per floor that's about 25 floors. My understanding of the over all plan for Casco Viejo is that the renovations can only be done to the existing wall and roof lines. Is this another case of someone being paid off so that the rules can be thrown in the trash can?
